An extension is usually the cheapest way to get the space you need without the cost and upheaval of moving. We build single and double-storey extensions, rear and side returns, and wrap-arounds across West London.
Most of the houses we work on are Victorian or Edwardian terraces and semis, so we are used to party wall agreements, tight access and matching existing brick and detailing. We handle the build from footings to decoration.
Many single-storey rear extensions fall under permitted development, but limits on depth, height and materials apply, and they are tighter in conservation areas or on flats and maisonettes. We check your property against the current rules at the first visit and tell you which route applies before you spend anything on drawings.
A typical single-storey rear extension takes around twelve to sixteen weeks on site. Double-storey and wrap-around projects usually run four to eight weeks longer. Party wall agreements and planning decisions happen before that and are the most common cause of delay, so we start them early.
If you are building on or near a shared boundary, digging foundations close to a neighbour’s wall, or cutting into a party wall for steels, then yes. We tell you at the quotation stage whether notices are needed and work with your surveyor so it does not hold the start date up.
For most rear and side extensions, yes. The new structure is largely built before we break through into the existing house, which keeps disruption to the last few weeks. For kitchen extensions we agree in advance how long you will be without a kitchen and plan around it.
