Renovation throws up more surprises than new build, so we open up and survey properly before pricing, and we tell you what we find rather than issuing variations after the event.
For a single room or a floor, usually yes. For a full renovation involving a rewire and a replumb it is far quicker and cheaper if the house is empty, because we can work in every room at once instead of shuffling around you. We will tell you which applies at the quotation stage.
We price the work we can see and put a clearly labelled provisional sum against anything hidden, such as the condition of joists or the state of the wiring. Once we open up, that sum is replaced with a real figure and you see the difference before we proceed.
Internal renovation of an unlisted house rarely needs planning permission, but removing walls, altering drainage, replacing windows or changing the electrics all fall under Building Regulations. Listed buildings need consent for almost any change, inside or out.
A three-bedroom terrace typically runs twelve to twenty weeks depending on how much structural work and how many kitchens and bathrooms are involved. We give you a stage-by-stage programme with the quotation.
